Furnished tourist accommodation

Are you opening a new apartment or planning to do so?

Definition : " Furnished tourist accommodation are furnished houses, apartments or studios, for the exclusive use of the tenant, offered for rental to passing customers who make a stay there characterized by daily, weekly or monthly rental, and who does not take up residence there. (art D 324 of the Tourism Code)

A main residence or a secondary residence, the regulations and obligations are different:

Good to know:

Your vacation rental business Is not your main source of income and does not bring you no more than 23 euros per year and accommodation Is not your main residence?
You are a Non-Professional Furnished Rental Company (LMNP). You fall under the Micro-BIC tax regime and you are exempt from VAT.

The guest room

Are you opening a new bed and breakfast or planning to do so?

Definition: "Bed and breakfasts are furnished rooms located in private homes to accommodate tourists, for a fee, for one or more nights, with services". (art. L. 324-3 and D. 324-13 et seq. of the tourism code).
The rental of a guest room includes the bundled supply one night and breakfast, together with at least the supply of household linen. Welcoming is assured by the inhabitant. It cannot rent more than 5 rooms per dwelling, nor accommodate more than 15 people at the same time. Each guest room gives access (directly or indirectly) to a bathroom and a toilet.
Before welcoming your first tourists, you will have to complete some formalities with the administration.

If your income does not exceed €760 per year, you are exempt from income tax (except for micro-enterprises).
